What are the major challenges a home buyer experiences?

This is the question Michael asks of himself as he develops and constantly improves his
“Buyer Service Plan”.

 1) How do I know I have found the home that best suits my criteria? Aren’t there others to consider?


In addition to searching current listings on the MLS, Michael prospects other agents, his own clients, for sale by owners, specific home owners in the area of preference for his buyers, and the owners of homes who have pulled their listings off the MLS.

 2) How do I know I got the best deal and didn’t pay too much?


Prior to drafting the offer, Michael reviews recent sales of similar homes. He first learns the “conditions” under which these homes sold and then applies his skills as a credited appraiser to truly “valuate” the home. All this is done with a close eye on the supply and demand picture stats. This is what gives home buyers the big advantage.

 “Often we can persuade the seller to accept a price from our buyer that is significantly lower, than even previous offers, because we have done our homework and are able to present a compelling case for our purchasers”

 Michael’s strong liason with other agents also provide “open doors” that may otherwise have been closed.

 3) What if there are problems with the house?


We work closely with the real estate home inspector to identify problems and then negotiate with the seller to repair or adjust the final purchase price before we give our full commitment.

 In addition, Michael’s buyers have access to his”A-Team” of home repair/renovation and home service providers. It’s all part of the service.
